Foundations:
Our foundations are designed by a licensed structural engineer with the highest quality. Every slab we pour will have both post-tension cables and piers. |

Energy Efficiency:
Our fibreglass attic insulation is blown in to a thickness of 15 ½ inches for an R-value of R-38. We also perform an energy seal around all doors and windows to insure an air-tight home. Our air conditioning systems are name brand, 13-seer or better, insulated duct-work, with programmable thermostats. The windows we use meet the California Energy Standards of Efficiency. They are sealed, double-paned windows with UV reflective qualities. |

Structual Integrity:
Byers Custom Homes uses only the finest lumber products in the construction of our homes. All of our plans are designed by an architect and our carpenters strictly follow their specifications. We use engineered TJI engineered floor joists over our garages to enable future conversion of attic space to living space. And our use of laminated beams throughout our homes allows for more open spaces. |

Roofing:
We like a 30 year roof. Timberline laminated shingles with a thick felt underlayment is the best way to go. Our typical plan for attic ventilation includes soffit vents in combination with ridge vents and turbines. |

Utilities:
Our homes are all electric but if propane is desired we always bury the propane tank. In Hidden Meadow and other similar neighborhoods, the electric and phone lines are underground as well. All of our homes are wired with Cat. 3 or 5 for high speed internet, which we run to each bedroom and all main areas of the home. And Hidden Meadow has a new AT&T fibre-optic line through the neighborhood. The septic system we use is the aerobic type which uses a pump and sprinkler system to achieve a stable processing of waste water. Our tanks are 1-piece concrete units containing 3 five hundred gallon chambers. The water is purified by aeration and chlorine tablets and regular inspections are made and submitted to the Hunt County Health Dept. |
